Drainage Plans

Every plan is engineered for your specific site: the terrain, the soil, the existing infrastructure, and the local permitting requirements.

Drainage plan design for a residential property in Dallas Texas

If your property has a drainage problem…or you need a plan before permits get approved..

Savant Engineering Services handles it from design to documentation. We work on residential and commercial properties across the Dallas–Fort Worth metroplex and the country, delivering drainage plans that are accurate, code-compliant, and ready to submit.

  • We map out exactly how your site will be shaped, where the land rises, where it slopes, and how water will move across it. A good grading plan keeps water away from your foundation, prevents pooling, and is required before most municipalities will issue a permit.

  • This is the math behind the drainage. We calculate how much stormwater your site generates during a rain event and how fast it needs to move through your drainage system. These numbers drive every design decision and they are what engineers submit to the city to prove your drainage system can handle the load.

  • We trace where water comes from, where it goes, and what happens when it gets there. This analysis looks at the whole picture including your site, the surrounding properties, and the downstream infrastructure so we can design a system that moves water off your property without creating problems for anyone else.

  • Once we know how water moves, we design the right system to manage it. That might be a French drain to pull water away from a foundation, a swale to redirect surface runoff, or inlets and pipes to capture and route it underground. We spec the right solution for your site and not a one size fits all fix.

  • During construction, exposed soil erodes fast and Texas municipalities take it seriously. We design a control plan that meets state and local requirements, protecting your site and keeping sediment out of the storm system. This plan is typically required as part of your permit package before work can begin.

  • iSWM is the Integrated Stormwater Management standard that governs drainage design across the DFW metroplex and across the country. Every city in North Texas uses it and every drainage plan has to meet it. We design to iSWM from the start so your submittal does not come back from the city with red marks on it.

Our Process

Initial Conversation

We start with a conversation about your project. What you are trying to do, what the site looks like, and what you already know about the drainage situation. No forms to fill out. Just a straightforward talk so we understand what we are working with.

Site Review and Scope

We look at the site data, survey information, and any existing documentation. From there we put together a clear scope of work so you know exactly what the plan will include and what it will cost before anything gets started.

Engineering and Design

This is where we do the work. Our engineers run the calculations, develop the drainage design, and put together the full plan set in house. We stay in contact throughout so nothing comes as a surprise.

Review and Revisions

We go over the completed plan with you before anything gets submitted. If something needs to be adjusted we handle it. We would rather catch it here than have it come back from the city.

Who we work with: DFW & Beyond

DFW is our home base and we know it well. The clay soil that shifts with every wet and dry cycle. The flat terrain that lets water sit. The storms that move fast and drop a lot of rain in a short window. And a different permitting process in every city across Dallas, Tarrant, Collin and Denton counties. We have worked through all of it. That said, our work is not limited to North Texas. We take on drainage plan projects across the country and bring the same level of detail to every one of them regardless of where the site is.

We work with homeowners who have water sitting where it should not be. Developers who need drainage sorted out before they can pull permits. Contractors who need a plan in hand before breaking ground. And commercial property owners who have to meet stormwater compliance requirements. We are based in DFW but we take on projects nationwide. Wherever you are, if you need a drainage plan, give us a call and we will figure out what you need.
